Deposits: what you need to know

If your tenancy is coming to an end soon, you may be wondering how you will get your deposit back from your landlord. Manchester Student Homes is the University’s student housing service and we can help you get your deposit back and avoid unnecessary or unfair deductions.

Before you leave your student accommodation, please make sure you do the following:

• Clean the property thoroughly. If your landlord has to pay for a professional cleaner they may charge you for this.
• Take an inventory and include photographs of the property and furniture.

• Waste and recycling - for extra bin collection and recycling dates.
• Donate unwanted items to British Heart Foundation collection banks.
• Take all your belongings with you. The landlord could charge you for removal if items are left behind.

• Leave on time. If you don’t you will be in breach of your tenancy agreement and may be charged for overstaying.
• Make sure your rent is paid and you are not in arrears. If you don’t, you could incur late rent payment fees.
• Settle any outstanding utility bills and ask for your name to be taken your name off the bills.
• Switch off appliances such as TVs and microwaves when you leave.
• Secure the property. Lock all the windows and doors and put the burglar alarm on.
• Return your keys on time, otherwise you could be charged for a new set.
• Make sure you have the contact details for your landlord. Give your landlord your new forwarding address and re-direct your mail.

Did you know......

All deposits have to be protected in a Deposit Protection Scheme and should be returned to you at the end of your contract minus any agreed deductions. If you disagree with any proposed deductions, you can try negotiating with your landlord. If negotiations don’t lead to an agreement you can raise a dispute with the deposit protection scheme.
